This Privacy Policy explains how HiddenHomeCost.com ("HiddenHomeCost," "we," "us") collects, uses, shares and protects information about you. HiddenHomeCost.com is a brand of and is operated by Villetta Di Sierra LLC, 9067 Foothills Blvd, Suite 6, Roseville, CA 95747. Mortgage services referenced on this site are provided by Aaron Knutson, MLO NMLS# 262862, of Cali Mortgage, a division of Xpert Home Lending, Inc. (NMLS# 2179191). By using this site you agree to this policy.

1. Information we collect

We collect only what we need to produce a property cost report and to follow up on a request you made.

Information you give us. Your name, email address, mobile phone number, the property address you ask us to analyze, and anything else you type into a form on this site.
Consent records. When you check a consent box, we store the exact wording that was displayed to you, the date and time, and the page you were on.
Professional account details. If you register as a real estate professional, your brokerage, license number, and any logo or headshot you upload for co-branding.
Technical information. Standard web-server and analytics data such as browser type, device type, and pages viewed.

We do not pull your credit, and we do not ask for your Social Security number, bank account numbers, or income documents anywhere on this website.

2. How we use your information

To generate, save, and deliver the property cost report you requested.
To create and service your account, including sending sign-in links.
To respond to you, by email, text message or phone, about the report or inquiry you submitted.
To notify real estate professionals about their own account and co-branded reports.
To operate, secure and improve the site, and to meet our legal and recordkeeping obligations.

3. SMS/Text Messaging

If you opt in to receive text messages from Villetta Di Sierra LLC, we collect and use your mobile phone number and consent records to send you service and account notifications. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors in support services, such as customer service, is permitted. All other use-case categories exclude text-messaging originator opt-in data and consent; this information will not be shared with, or sold to, any third party.

We collect mobile phone numbers only on our own web forms at hiddenhomecost.com, and only from the person who owns the number. We never buy, rent, or accept mobile numbers from a third party or a purchased list.

You will receive text messages from HiddenHomeCost only if you separately checked the text-message consent box on a form. That box is unchecked by default and the form works without it — consent to receive texts is never a condition of using this site or of any purchase, loan or service. The texts we send are limited to account and report notifications, sign-in links, follow-up about the specific report or inquiry you submitted, and account notifications for registered real estate professionals. We do not send promotional text blasts and we do not text on behalf of anyone else.

4. How we share information — and what we never share

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors in support services, such as customer service, is permitted. All other use-case categories exclude text-messaging originator opt-in data and consent; this information will not be shared with, or sold to, any third party.

More generally, we do not sell your personal information. We share it only:

With service providers who operate this site and our systems on our behalf — website hosting, email and text-message delivery, and our customer relationship management system — and only so they can perform that work for us.
With Cali Mortgage / Xpert Home Lending, Inc. personnel who respond to your inquiry, and with a real estate professional you specifically asked us to share a co-branded report with.
When required by law, subpoena, or regulator, or to protect our rights or the safety of others.

5. Cookies and analytics

We use cookies and similar technologies to keep you signed in, remember your saved reports, and understand how the site is used. You can block or delete cookies in your browser settings; some features of the site will not work if you do.

6. How long we keep information

We keep account records, saved reports and consent records for as long as your account is active and afterward for as long as we need them to meet legal, tax, and mortgage-industry recordkeeping requirements. Opt-out records are kept indefinitely so that we do not contact you again after you have asked us to stop.

7. How we protect information

We use encryption in transit, access controls, and vendor agreements to protect your information. No method of transmission or storage is perfectly secure, so we cannot guarantee absolute security.

8. Your choices and your rights

Texts: reply STOP to any message, or email us.
Email: use the unsubscribe link in any non-transactional email.
Calls: tell us on any call, or email us, and we will add you to our do-not-call list.
Access and deletion: California residents may request the categories of personal information we hold about them, request deletion, and request correction. We will not discriminate against you for exercising these rights.

9. Children

This site is intended for adults. We do not knowingly collect personal information from anyone under 18.

10. Changes to this policy

We may update this policy. When we do, we will change the effective date at the top of this page. Material changes affecting text messaging will be reflected here before they take effect.
