These Terms of Service govern your use of HiddenHomeCost.com. HiddenHomeCost.com is a brand of and is operated by Villetta Di Sierra LLC, 9067 Foothills Blvd, Suite 6, Roseville, CA 95747. Mortgage services referenced on this site are provided by Aaron Knutson, MLO NMLS# 262862, of Cali Mortgage, a division of Xpert Home Lending, Inc. (NMLS# 2179191). By using this site or creating an account, you agree to these terms. If you do not agree, do not use the site.
HiddenHomeCost estimates the ongoing cost of owning a specific property — property tax, the supplemental tax bill, Mello-Roos and other special assessments, fire-zone insurance exposure, and utility territory — using public data sources. It is an educational and planning tool.
Every figure on this site is an estimate built from public records and published rate schedules, each labeled with its source and rate date. Estimates are not quotes, appraisals, tax bills, insurance binders, or commitments to lend, and actual costs will differ. Verify property tax and special assessments with the county, and insurance costs with a licensed insurance agent, before you rely on any number for a purchase decision.
Nothing on this site is an offer or commitment to lend, and no rate, payment, or loan term shown or discussed is locked or guaranteed. All loans are subject to credit approval, underwriting, and program availability. Equal Housing Opportunity.
You are responsible for the accuracy of what you enter and for keeping access to your account secure. Sign-in links are personal to you. Do not use the site to submit anyone else's personal information without their permission, and do not enter a mobile number you do not own.
Professional accounts allow co-branded reports. You are responsible for your own license disclosures and for complying with the advertising rules of your brokerage and your regulator. Referral attribution on this site is visibility-only: no payment, credit, fee, or other thing of value is ever offered or paid for a referral, consistent with RESPA Section 8.
The site, its reports, and its content are owned by Villetta Di Sierra LLC. Underlying public records remain the property of their issuing agencies. You may share a report you generated; you may not republish the site's content as your own.
The site links to and relies on county assessor, CAL FIRE, utility, and other third-party sources. We do not control those sources and are not responsible for their accuracy, availability, or content.
This section governs text messages sent by HiddenHomeCost.com, a brand of Villetta Di Sierra LLC, 9067 Foothills Blvd, Suite 6, Roseville, CA 95747. Our messages are sent from 916-232-4108 and identify HiddenHomeCost as the sender.
If you opt in, HiddenHomeCost sends recurring text messages about your account and the property cost reports you requested. This includes confirmation that a report request was received, notice that your report is ready with a link to it, account sign-in links, follow-up from your loan officer about the specific report or inquiry you submitted, and — for registered real estate professionals — notifications about your professional account and co-branded reports. We do not send promotional text blasts and we do not text on behalf of third parties.
You opt in by entering your own mobile number on a form at hiddenhomecost.com and checking the text-message consent box, which is unchecked by default. We do not obtain mobile numbers from any third party, purchased list, or lead vendor. Consent is not a condition of purchase. You can use every part of this site without agreeing to receive texts.
Message frequency varies. Message and data rates may apply. Frequency depends on how many reports you request and how much correspondence your inquiry involves. Your mobile carrier, not HiddenHomeCost, charges for messages and data.
Reply STOP to any message from us at any time to unsubscribe. You will receive one confirmation message and then no further texts. You may also opt out by emailing aaron@calimtg.com, calling 916-365-2661, or writing to us at 9067 Foothills Blvd, Suite 6, Roseville, CA 95747.

We may update these terms. When we do, we will change the effective date at the top of this page. Continuing to use the site after a change means you accept the updated terms.
These terms are governed by the laws of the State of California, without regard to its conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Placer County, California.
